    Historic building revitalized with modern restaurant infrastructure. JHC constructed a second Ex Novo Taproom & Restaurant in Beaverton, including a full seismic upgrade, complete commercial kitchen, and meticulous restoration of an 1800s downtown historic building with ADA improvements and civic enhancements.

    KAOS & 1882 GRILL

    Award-winning mixed retail and hospitality destination in Oregon Wine Country. This project delivered a fully built ground-up, three-story structure housing two restaurants, extensive outdoor patios, flexible event spaces, and a wine tasting bar. Historic materials were salvaged and repurposed to bridge rustic charm with modern design.

    STARBUCKS

    End-to-end tenant solutions for national retail buildouts. JHC supports Starbucks with facility maintenance, retail tenant improvements, and ground-up new buildings across the Portland metro, completing over 30 locations with design-intent execution and coordinated construction delivery.

  • FRIED EGG I’M ‘N LOVE

    FRIED EGG I’M ‘N LOVE

    Vibrant and community-centric restaurant improvement. A full tenant improvement on a 2,030 SF site featuring a full service bar, two heated patios, and a walk-up window. JHC partnered closely on interior layout and brand-aligned spatial planning in this popular Portland destination.

  • MIKE’S DRIVE-IN

    MIKE’S DRIVE-IN

    Adaptive reuse and brand-driven remodel. Transformation of a former Subway restaurant into a refreshed Mike’s Drive-In Tigard location, including a new outdoor canopy, optimized circulation with a walk-up ordering window, expanded natural light, and a fully updated kitchen infrastructure. Milwaukie location also built by JHC.

    TOM’S URBAN ILANI

    End-to-end build-out with elevated guest experience. Complete interior and exterior tenant improvement of this 5,000 SF eat-tainment venue with full commercial kitchen and distinctive brand elements that enhance service flow and patron engagement.

  • KOBE SUSHI

    KOBE SUSHI

    Retail shell to restaurant conversion at PDX. Tenant improvement near the Portland International Airport included a full kitchen installation, custom casework, and natural wood finishes that elevate the dining experience within a compact footprint.

  • FAT CUPCAKE

    FAT CUPCAKE

    JHC partnered with Candid Design to transform a 3,500 SF former print shop, including an unfinished workshop space, into Fat Cupcake’s third location. The project included a full commercial kitchen build‑out, a dessert shopfront, and bakery production areas, creating a vibrant and inviting environment for customers.

  • KIZUKI RAMEN

    KIZUKI RAMEN

    2,500 SF remodel of a former bakery into an authentic Japanese ramen restaurant. Features include an open kitchen with spectator seating, a full bar with robotic drink mixer, alfresco dining with operable window, and custom imported finishes. Project also included a grease interceptor and ADA-compliant restrooms.

  • MOD PIZZA

    MOD PIZZA

    Conversion and renovation of a 2,812 SF former Outback Steakhouse into two new tenant spaces. MOD Pizza’s space includes a full restaurant buildout with walls, ceilings, lighting, flooring, restrooms, furniture, casework, and food service equipment, along with updated mechanical, electrical, and telecommunications systems.

  • TPK BREWERY

    TPK BREWERY

    Renovation of an existing bakery into a D&D-themed, family-friendly tavern and brewery. The project included a full interior renovation, seismic upgrade, second-floor addition, new bar, restrooms, seating, private gaming room, and new roof. Kitchen upgrades featured new equipment, hood, walk-in cooler, and a microbrewery installation.

  • BONCHON

    BONCHON

    Tenant improvement converting a former pizza restaurant into a national Korean fried chicken restaurant. The project included a full interior buildout with dining and service areas, a commercial kitchen with new equipment, updated finishes, and lighting to support the brand’s modern, fast-casual experience.
